How much is the NJ transfer tax? New Jersey's Realty Transfer Fee (RTF), often searched as the "NJ transfer tax" or "realty transfer tax", is a graduated, seller-paid state fee due at closing when a property changes hands. It runs from roughly 0.4% to 1.21% of the sale price. For example, the RTF on a $600,000 home is about $5,435; on a $1,500,000 home it is about $16,200, plus a separate graduated fee on sales over $1 million (about $15,000 on a $1.5M sale), for roughly $31,200 total. Rates apply to each portion of the price (marginal), for sales over $350,000. Homes at or under $350,000 use a lower schedule (0.4%, then 0.67%, then 0.78%). Sellers who are 62 or older, blind, or disabled get roughly a 50% reduction on a primary residence.

How much is the NJ Realty Transfer Fee?

The Realty Transfer Fee is graduated and seller-paid, running from about 0.4% to 1.21% of the sale price. Who pays the realty transfer fee in NJ, buyer or seller?

The seller pays the RTF at closing. Sellers who are 62 or older, blind, or disabled get roughly a 50% reduction on a primary residence.

What about homes over $1 million (the mansion fee)?

As of July 10, 2025, sales over $1,000,000 carry an additional seller-paid graduated fee of 1% to 3.5% of the full purchase price, a change from the prior buyer-paid 1% mansion tax. On a $1,500,000 sale that adds about $15,000. The calculator applies it automatically once the price crosses $1 million.

Is the transfer fee the same as capital-gains tax?
