July kept most of the momentum from June. Six of the eight towns we track rose on the median and one eased, with Robbinsville flat at $920,000: Princeton led the way at about $1.65M, with West Windsor, Montgomery, Plainsboro, Hopewell, and Lawrence all up, while South Brunswick eased about $11,500 to $837,000. Sold-side days on market ran 13 to 23 across towns, but that range hides real differences. Princeton, West Windsor, Montgomery, Hopewell, and Lawrence all held steady sold-DOM near their year-long norms, so "still moving fast" is an honest read for those five. Plainsboro and South Brunswick are different: sold-DOM in both climbed from about 16 to 23 days over several months, a real sustained increase, not noise, and that is genuine softening in closing speed. Active listing days-on-market add a second layer. Princeton's unsold inventory aged from 45 to 61 days and Montgomery's from 22 to 35, even with sold-DOM steady, which reads as a market getting more selective, the best homes still move fast while others sit. Plainsboro's active inventory also aged, from 34 to 38, alongside its sold-DOM increase, so that town is genuinely cooling. The thesis holds: only well-prepared homes priced right draw multiple offers within days. Aspirationally-priced listings without prep go stale and net less. Asking more often gets you less. Price for the buyer pool you actually have.
