The homes

The houses are colonial-style twins built between 1997 and 2001, three to four bedrooms with 2.5 to 3.5 bathrooms and attached garages. The three recorded sales document interiors of 2,555, 2,824 and 2,824 sq ft, which is generous for an attached product. Both recent closings were 2,824 sq ft units with cathedral ceilings and full basements, one of them finished. Construction is not uniform: the 2001 house at 23 Stonewall Circle is brick, while the 1998 house at 35 Stonewall Circle is frame. Because so few units trade, an appraiser or a buyer working here usually has to reach outside Northridge for supporting comparables, which is a real practical consideration on both sides of a deal.

Streets and setting

There is only one street. Stonewall Circle loops off Davies Drive, which runs from Cherry Hill Road, which in turn connects to Route 206. That layered approach keeps through traffic out entirely. Listings here describe open space and protected woodland at the rear of the properties, and both John Witherspoon Woods and the Billy Johnson Mountain Lakes Preserve are reachable from Cherry Hill Road. The Princeton Ridge association maintains a double set of tennis courts off Davies Drive that Northridge residents share with the detached-home side of the community, along with the walking paths that listings here routinely mention.

For drivers, Route 206 is the working road: south toward Nassau Street and the university, north toward Montgomery and Somerset County.

The 2019 figure is historical context, not a guide to today. The two recent sales are the useful ones, and they moved in opposite directions from the same $1,100,000 asking price. 23 Stonewall Circle took 56 days and settled below list at $1,050,000 in a January market, while 35 Stonewall Circle drew a buyer in 11 days and closed above list at $1,201,000 the following spring. That spread, on two nearly identical 2,824 sq ft floor plans, is the honest picture of a 40-home community: condition, finish level and timing move the number more than any neighborhood average could.
