Stony Brook

Stony Brook is a 1986 pocket of detached houses in the residential interior of West Windsor Township, between Penn Lyle Road and South Mill Road, with a Princeton Junction mailing address in the 08550 ZIP. It is small, and it is slow. Five closed sales sit in our BrightMLS records, four of them inside a single eight month stretch of 2024 and one in May 2026, which means a buyer can wait a year or more for something here to list. That scarcity is the first thing to plan around, and it is also why the market module above reports less than it does on a busier street.

The homes

Every one of the five houses in our records is a detached single-family home built in 1986, on public sewer. This is a single build year rather than a range, which is what you would expect from one tract going up at once. Above-grade square footage runs from 2,382 at 20 Brians Way to 3,473 at 5 Stuart Lane West, with 11 Stuart Lane East at 3,317 and 34 Brians Circle at 3,371. Four of the five are four-bedroom houses; 34 Brians Circle is the five-bedroom. Three of them carry three full baths and a half, 7 Lenape Lane has two full and a half, and 34 Brians Circle has two full and two halves. Lot size is not reported in BrightMLS on any of the five, so there is no honest neighborhood average to quote, but one listing does put a number on record: a .80 acre backyard at 5 Stuart Lane West. Association fees are unreported on all five as well, which means not stated rather than confirmed absent, so ask on the specific house. The listing remarks fill in the rest of the picture: a two-story foyer with hardwood flooring and a remodeled kitchen with upgraded granite at 20 Brians Way; a northeast-facing brick front at 5 Stuart Lane West with three full baths upstairs, one bedroom having its own private bathroom, and two-zone heating and cooling replaced in 2021 upstairs and 2017 downstairs; a freshly painted four-bedroom plan at 7 Lenape Lane. As for who built it, the deeds answer that. Original conveyances recorded with the Mercer County Clerk between 1985 and 1990 name Stony Brook Associates, a partnership trading as N.S.L. Service Corp. and J.B.R. Development Corp., as the grantor on the original conveyances of these houses, and the subdivision maps filed with the same office are titled Stonybrook at West Windsor, Section 1 in January 1984 and Section 3 in December 1986. Read that as the developer of record rather than proof of whose crews framed the houses, since a developer can subcontract the building. It does fit the listing for 11 Stuart Lane East describing that house as formerly a builder's model, and the single 1986 build year across all five.

Setting

The streets in our closed-sale records are Brians Way, Brians Circle, Stuart Lane East, Stuart Lane West and Lenape Lane. The school district's street listing treats this as a nine-street cluster and adds Buchak Circle, Grovers Court, Jason Court and Stonybrook Way. You enter from Penn Lyle Road onto Stonybrook Way, or from South Mill Road onto Stuart Lane East, which puts the houses off the through routes rather than on a frontage. Those two entrances exist because the pocket is really two halves: Stonybrook Way, Brians Way, Brians Circle and Lenape Lane sit off Penn Lyle Road, while Stuart Lane East and West hang off Amherst Way and reach South Mill Road that way. South Mill Road runs up to Princeton-Hightstown Road, which is Route 571. One local amenity is worth naming because it runs right through: the Trolley Line Trail, a paved path on the roadbed of the old Trenton to New Brunswick electric line and listed among West Windsor's parks facilities, crosses Brians Way on its way between South Mill Road and Penn Lyle Road. One thing to clear up, because the name misleads people searching for it: this Stony Brook is a subdivision, not the Stony Brook. That watercourse is a tributary of the Millstone River and it runs through Princeton and Hopewell, not past these streets. The Stony Brook-Millstone Watershed Association and its Watershed Institute are in Pennington, and the Stony Brook Elementary School that shares the name is in Pennington as well, in the Hopewell Valley Regional district rather than this one. Princeton Junction station is the practical anchor here. Routing the five streets to the Wallace Road side of the station returns 1.7 to 2.2 miles by road, five to eight minutes outside peak, against a straight line of 1.3 to 1.6 miles, so about two miles is the fair way to describe it. Two listings here quote the distance differently, one saying under two miles and another a five minute drive, and both are circling the same figure. The routes run either Stonybrook Way to Penn Lyle Road, Harris Road and Alexander Road, or South Mill Road to Princeton-Hightstown Road, which is Route 571, and then Alexander Road. Park on the Vaughn Drive side instead and you add about a mile, because the tracks have no crossing there and you loop around by Alexander Road.

Schools

Every address here sits inside the West Windsor-Plainsboro Regional School District, which covers West Windsor Township in Mercer County together with Plainsboro Township in Middlesex County. The point worth knowing before you write an offer is that assignment runs by address rather than by town, and West Windsor is genuinely split across two middle schools and two high schools. Stony Brook is uniform on this. In the district's own street listing, revised 11 February 2026, all five of our streets, and all nine in the cluster, are assigned to Maurice Hawk Elementary School, then Village School, then Thomas R. Grover Middle School, then High School South. One listing here asserted the High School South sending zone for 11 Stuart Lane East, and the district file bears that out; the row for Stuart Lane East carries no address qualifier, so it covers the whole street. Do not generalize from it to the next street over, though. Lenmore Court, a few pages away in the same file, routes to Millstone River School, Community Middle School and High School North. A naming quirk worth noting: the district files these streets under Stoneybrooke Estates and Stonybrooke Estates, spelling it both ways for the same cluster, while BrightMLS records the whole pocket as Stony Brook. Boundaries do get redrawn, so confirm the current assignment for a specific address with the district.

Market position

Five homes have closed here in our BrightMLS records and only one of them falls inside the 24 month window the stat cards report. That is why the page says one sale and shows a median of $1,375,000, rounded to $1.38M on the card: it is 34 Brians Circle, five bedrooms and 3,371 square feet, closed on 15 May 2026. Read it as one house rather than as the neighborhood's price. For the same reason the page withholds its sale-to-list ratio and its median days on market instead of computing them off a single sale, and it says so on screen.

The four older sales fill in what one number cannot. 20 Brians Way, 2,382 square feet, closed at $911,000 on 3 January 2024. 5 Stuart Lane West, 3,473 square feet, closed at $980,000 on 17 January 2024. 11 Stuart Lane East, 3,317 square feet, closed at $1,190,000 on 28 February 2024. 7 Lenape Lane, 2,596 square feet, closed at $1,075,000 on 9 August 2024. All four sit well below the 2026 sale, and about 21 months separate the last of them from it, so the gap is a mix of elapsed time and of which particular house happened to come up. Neither $1,375,000 nor the older figures should be read as the level here.

One pattern does run through all five, and on a street this thin it is worth more than a median. Every one of them closed above the price it was first asked. 20 Brians Way was listed at $877,800 and closed at $911,000. 5 Stuart Lane West asked $950,000 and closed at $980,000. 11 Stuart Lane East asked $1,125,000 and closed at $1,190,000. 7 Lenape Lane asked $958,800 and closed at $1,075,000, the widest gap of the five. 34 Brians Circle asked $1,295,000 and closed at $1,375,000. None of them sat, either: each went from listing to contract in eight to fifteen days. We are describing five individual records rather than quoting a ratio, because with one sale in the window this page does not publish one, and we would rather show you the sales than a number the page itself will not stand behind.

What that means in practice is straightforward. Nothing is on the market here right now, the cards above read zero active and zero under contract, and with a resale every year or two, pricing a house on these streets means working from a handful of dated comparables plus nearby West Windsor streets rather than from Stony Brook alone.
