West Windsor's single-family market is the strongest gainer in the Greater Princeton corridor this year. The trailing-12-month median sale price is approximately $1,100,000 as of April 2026, up about 6.5% from $1,033,000 a year ago, on 139 closed Detached sales (essentially flat with 137 the prior year). Homes are clearing at 100.5% of list with a median 15 days on market. Active inventory is exceptionally tight: only 19 single-family homes are listed today, with an active median list of $1,175,000. The two structural drivers, top-ranked WW-Plainsboro schools and direct Northeast Corridor rail service at Princeton Junction, continue to drive demand from NYC and Manhattan-based buyers. Well-priced houses in the Brookshyre, Heatherfield, Southfield Meadows, and Windsor Ridge tiers see multiple offers and short market times. Above $1.6M, custom and estate properties trade more selectively and require more careful preparation. For sellers, a clean pre-list inspection and tight pricing remain the highest-leverage moves. For buyers, pre-approval and a willingness to act decisively are not optional in this submarket. The newer train-walkable townhome product, including the Enclave and Link at W Squared, is the exception: it tends to move more slowly and is more price-sensitive than the resale single-family stock.
